(Q) How long does my property stay listed on Owner, and any of the other portals?

(A) Your property stays on as long as it needs to. For most websites, this is either until sold, or until you request to have your listing removed.

(Q) I have specific questions about my property. Can you help?

(A) Once you have started your advert, Owner has a Customer Support team and we can see your advert even if it is not published. We can offer technical support, whether it is a house for sale, a farm for sale, land for sale or any other type of property you are selling.

(Q) Can I list more than one property through Owner?

(A) Yes, you can list as many properties as you like. In fact, Owner has a unique, easy to use dashboard that allows you to see and edit all your adverts.  You have 24/7 access to all your properties and you can make changes at any time. Your changes will be pushed to all relevant websites automatically.

(Q) Once I am with Owner, can I also list with an agent?

(A) Yes you can. We do not lock you into an Exclusive Agreement. When you list with us, we ask you to sign a General (non-Exclusive) authority that allows you to list with other agents if you choose to do so. Our authority clearly specifies that there is no commission payable on the sale of your property and that all marketing fees have been paid, so there is absolutely no confusion.

(Q) How come it is so affordable to sell through Owner?

(A) Unfortunately Agents have been charging hefty commissions for years. Owner has been established since 1998 and we have assisted thousands of customers selling and renting their property without paying any commission.  We found that most properties that are priced correctly do sell themselves! You just need to make sure you get as many buyers through your property as possible! Finding buyers is all about maximising your exposure. This is why the DIY method of selling a property through Owner works. When you list your property with a Premium Package, we’ll advertise it on all major Australian property portals such as Realestate.com.au, Domain.com.au and Homely.com.au, plus others. Not only do we help you maximise your exposure, we also give you full control over your advertising campaign.

(Q) How Do I Cancel My Listing?

(A) You are in full control. You can mark your own property as sold or under contract at any time. Just login to your account, go to your listings, and click "Change Status". Or just request to remove or cancel your advert by Contacting Us with the reason for cancellation. We’ll take care of the rest.

(Q) How can I cancel my account?

(A) There are no contracts, nor ties between Owner.com.au and our customers. You can request to remove your details at any time.  Just Contact Us and let us know the reason for your request. We’ll do the rest.

(A) The standard 'For Sale' / ‘For Lease’ board is about 600mm x 900mm, and this is included in both Classic and Premium packages.

(Q) How long will it take for the board to arrive?

(A) Once we receive your payment and you confirm your delivery address, the board will be dispatched next business day via Australia Post with a tracking number. If you need the board as soon as possible, please Contact Us and we can organise express postage to ensure the board is delivered to you next business day (for most locations).

(Q) Can the board be delivered to a different address?

(A) Yes, the board can be delivered to a different address. At the time of listing, you will be prompted for the delivery address of the board.

(Q) I need a photosign board with photos and description. Can you organise one for me?

(A) Yes, we can certainly organise a professional photosign board for your property. We use the same service many Real Estate Agents across Australia use for their boards. In most circumstances these boards will be professionally installed and removed for you.

(Q) I am not allowed to place a sign on my property; can you adjust the price of the package accordingly?

(A) Sure, just submit a Custom Package. We will happily organise the right price to suit your needs.

Payments

(Q) What payment methods do you accept?

(A) All credit card payments are processed directly by our bank. We do not hold your credit card details.

(Q) Do I need a PayPal account to make a payment using my credit card?

(A) No, you do not need to have a PayPal account in order to make a payment.

(Q) What details will appear on my credit card statement?

(A) The transaction from Owner will appear as NAP Realty Pty Ltd. Owner is part of the larger NAP Realty group.

(Q) I don’t like providing my credit card details over the Internet. Is there another way I can pay you?

(A) Yes, you can choose to do a Bank Transfer. When you choose this option, an automatic email will be sent to you with our Bank Details for you to process your payment. Bank Transactions are checked daily and once your payment is received a receipt is available for you.

(Q) If I pay by EFT (bank transfer), does this delay my listing?

(A) Usually EFT's take one business day for funds to appear in our account. If you Contact Us, then we can organise for a confirmation of payment screenshot to be sent through, so we can begin processing your listing to ensure that everything is ready to go as soon as the money comes through.

(Q) Is there another way I can pay you?

(A) We offer a few options for payment: PayPal, credit card or bank transfer.

Enquiry Handling

(Q) How do buyers get in contact with me?

If, however, the buyer saw your property on one of the 3rd party portals such as realestate.com.au or domain.com.au, they will either call our office or send an online enquiry. We are not allowed to display your details on those sites. The online enquiries are passed on to you automatically in real time. When a buyer calls our phone number, we collect buyer's details. Those details will be sent to you on the spot via our internal email system, and also in a text message! On top of that, we will also pass your contact details to the buyer so they can call you directly.

(Q) What happens when a buyer makes an online enquiry for my property?

(A)  When a buyer makes an enquiry about your property, our system automatically handles this enquiry. The enquiry is matched to you and you'll receive it by email immediately, as well as in your account on our website.

(Q) What happens when someone calls about my property?

(A) On our website, you number will be displayed and they will call you directly - just pick up and talk to them about your property! On the other 3rd party portals that are included in our Premium Package, your phone number cannot be displayed, so we collect the buyer's details for you. Those details will be sent to you on the spot via our internal email system, and also in a text message! On top of that, we will also pass your contact details to the buyer so they can call you directly.

(Q) My contact details are not displayed on any 3rd party portals, how would buyers contact me?

(A) Buyers generally enquire about properties via phone or email. All websites in the Classic Package will allow you to be contacted directly. The Premium Packages includes 3rd party portal websites where we must not display your details, and instead must forward you the enquiries. When a buyer calls our phone number, we collect buyer's details. Those details will be sent to you on the spot via our internal email system, and also in a text message! On top of that, we will also pass your contact details to the buyer so they can call you directly. If, however, a buyer selected to contact you via the online enquiry system, all enquiries are automatically matched to you and you will receive the enquiry in real time. This system runs automatically and does not require human interaction. We found that this is by far the most reliable way for us to connect buyers and sellers.

If you have all the details ready, the process can be as quick as 10 minutes. If, however, you don't have all the details, you can enter in only the information that you have and you can always come back to it later when you are ready.

(Q) My property is located in one suburb, but I want to advertise it under different suburb. Can I do this?

(A) Strictly speaking, we are not allowed to advertise properties with incorrect addresses. Third party portals such as realestate.com.au and domain.com.au are very strict with their listing guidelines and they require true location to be advertised for all properties.

(Q) What size photos should I be uploading?

(A) Please ensure that photos are taken in landscape mode. We recommend that the photos are under 1mb. Our website will resize photos to the perfect size, but we do recommend you resize them before uploading because otherwise they take a long time to load and edit!

(Q) I am not sure how to write a good description. Can you help with that?

(A) Absolutely! When listing your property, a good copy goes a long way to convince the buyer to come and inspect your property; therefore a good copy is a must! If you choose our Classic package, we can add the Professional Copy onto your package. If you choose our Premium option, the Copy is included at no extra cost! Please note that a long copy does not necessarily mean a good copy! We understand that not everyone can write a beautiful copy. We can certainly give you guidance and help with your copy so just let us know! Because we won't be familiar with the property, we will need you to write some information, but we can help make it more appealing.

(Q) Once the property is listed, can I make adjustments?

(A) Definitely! This is one of the ways we give you full control over your advertising campaign. We provide you with all the tools required to quickly and easily make adjustments to your listing at any time - 24/7. Once you've made your changes, just press "save" and you are done! It takes some time to get these changes on all the websites because they each have their own update systems, but the process is automatic and shouldn't take longer than 3 hours during our business hours.

(Q) If I want to keep my listing private, can I hide my personal details such as address and phone number?

(A) Yes you can. When you enter your property address you will be given an option to either advertise your full address or just suburb. If you select to advertise only suburb, your full address will not be advertised. As for your phone number, you also get an option to either keep it private or show it publicly. Please note that your phone number can only be displayed on the Owner and No Agent Property websites, and not 3rd party portals (see related FAQs)

(Q) How do I upload photos?

(A) When listing your property, you will be presented with a special screen which will ask you to select photos from your computer that you want to upload to our website. The process is very simple. You can either drop and drag them, or use the "click here" button to upload them. Simple as that!

(Q) Can I advertise my contact details in my listing?

(A) You can advertise your contact details on Owner.com.au, as well as the No Agent Property portal, however, third party portals such as Realestate.com.au and Domain.com.au do not allow vendor contact details to be displayed in the advertisements.  Following details cannot be placed in the heading or description of the advertisement:    * Name    * Telephone numbers    * Email addresses    * Links to other websites We'll make sure we pass on any enquiries that come via those websites to you, so you won't miss anything.

(Q) When I make changes to my listing, how long does it take for changes to appear on 3rd party portals?

(A) We ask to allow at least 3 hours for changes to appear on 3rd party portals. This is during our 9am - 7pm AEST/AEDT 7d business hours because our staff must review changes first.

(Q) Can I put my listing on hold?

(A) Yes you can. This is the same process as taking the property down and re-listing it. Removing the property from advertising comes at no cost at all, but since we're re-advertising it after that, there is a fee. The fee depends on what was included in your original invoice, but it's much less than your sign-up package price! Just send contact us and we'll do the rest. 

(Q) How do I make changes to my listing?

(A) To make changes to your listing is easy! As part of your subscription we provide you with access to your own member area, where you can login any time 24/7 and amend your listing. Make sure you click "Save" where applicable before navigating away from the page. Saved changes will be picked up by our team automatically, and they take just a few hours to load onto all websites.

(Q) When I modify my listing, do I need to notify anyone?

(A) No, once you submit your changes, your listing will be updated automatically. Just be patient, as changes can take up to a few hours to reflect.

(Q) Can I hide my property address from being advertised?

(A) Yes you can. When you enter your property address you will be given an option to either advertise your full address or just suburb. If you select to advertise only suburb, your full address will not be advertised.

(Q) How many images can I upload with my listing?

(A) You can upload up to 35 photos with your listing. In most cases 12 to 15 photos is sufficient to present a property. When taking pictures, it is important to have them in landscape mode, not portrait.

(Q) Can you recommend other ways to help me maximise my exposure?

(A) We highly recommend conducting weekly inspections for your property. This will generate interest from buyers reluctant to call to organise a time. We can offer extra marketing material, such as directional signs, to draw in more buyers. Owner gets you the best exposure to buyers and potential tenants looking to deal directly with the owner, but we also offer packages to get your listing online on portal websites that are exclusively used by real estate agents (without charging you commission!) - just choose our Premium package for maximum exposure.

(Q) I can advertise privately on Domain.com.au. Why should I advertise through Owner?

(A) That’s correct, you can advertise on Domain.com.au privately. However, what you will find is that it is much more cost effective for you to advertise via Owner and its partner No Agent Property. Privately listing on Domain.com.au costs in the vicinity of $500 per month! This price may vary depending on your location. Advertising on Domain is included in our Premium package, which is priced at just a little more, but of course includes all the other websites plus print advertising. Also, the fees are not ongoing - our price is until sold!

(Q) Apart from package fees, are there any other costs that I should know about?

(A) No, there are no other charges.

Common sense prevails when doing an Open For Inspection. We suggest that you ask for some form of ID before you let people inspect your property. You have the right to ask for full identification.

Any serious buyer looking at your house will not object to providing full identification.

(Q) Do I need any legal advice in order to sell privately?

(A) Yes you do need a legal representative to help you prepare documents and finalise the deal! Owner has 20+ years Real Estate experience but is not licensed to provide legal advice in relation to the sale of your property. If you do not have a solicitor to help you with the sale and you would like our assistance, please Contact Us and we’ll help you find a local representative.

(Q) How much money will I save if I am selling my house “for sale by owner” through Owner?

(A) Selling your property through Owner saves you thousands of dollars. The average agent’s commission across Australia is around 3% of the sale price. So if you are selling a property worth $500,000 you stand to save $15,000 (plus GST). On top of that, an agent will also charge you far more for the marketing campaign, usually in the thousands also. (Q) Do I need to be a sales person to sell my property privately without an agent?

(A) No, you don’t need to be a sales person to sell your own home. Remember this - no one knows your property better than you and buyers find it very refreshing dealing directly with an owner.

It is more about communication skills than sales. Another thing to remember is that when you are dealing with buyers, you only have ONE property to sell, whereas an agent has other similar properties to show your buyers, so will they always have your best interest in mind?

(Q) Selling your own home or property sounds too complicated and time consuming. Is that true?

(A) Selling a home or property privately does not have to be time consuming nor complicated, even though you will be handling all buyer enquiries and showing your property to prospective buyers. Many of our customers communicate with the buyers and hold only one or two selected open times. Often properties in rural locations are more likely to only require an arranged inspection time. From that point of view, if you are selling a block of land, then the process is much simpler as you don’t have to open it for inspection or get people through it. Yes there is some time to put in, but remember the thousands of dollars in commission you will save, along with the control of your sale. These days many Australians are choosing to sell privately. This would not be the case if it was hard!

(Q) When is it the best time to sell a property?

(A) New buyers entering property market every day! Some buyers require an urgent purchase and some are happy to take time to find their perfect property. Traditionally spring is ‘deemed’ as a good market to sell in, more so because properties are often at their peak-presentation due to greenery and spring flowers, etc. It’s more a myth than a fact. Spring can often be your worst enemy, as there are many other properties for sale, giving buyers more options to choose from. The state of the economy can also affect the market place: if the economy is steady, then so are buyers and sellers. If the median price for houses is rising then you’ll find more buyers come into the market. Listing with Owner takes that pressure off, as our listing packages are a once off payment and your property is listed until it is sold. You also have full control of editing your pricing to suit the market, even after it's published.

(Q) How can I make sure I get the best price possible?

(A) If you purchase our Premium package, we include a Comparative Market Analysis report that provides you with historical sales data of similar properties in the area where your property is located. This is a must for any seller, so we highly recommend this option! We use RP Data in order to generate these reports. RP Data is considered a market leader in providing property data information and is used by most Real Estate Agents across Australia. A property is worth as much as a buyer on the day is prepared to pay. Your aim will be to get as many buyers interested at the same time, so you are in a better negotiating position. You do this by way of a strong marketing campaign. To get the best exposure, choose the best package you can afford.

(Q) How & when do I arrange a contract of sale?

(A) The Contract of Sale is a legally binding agreement between a seller and a buyer. A Contract of Sale is different to a 'Vendor Statement' but, more often than not, they are combined in one document to provide to interested buyers. It is best to use a local conveyancer or solicitor who has standard documentation available, which is then customised to suit your particular sale. Each state in Australia has their own individual rules and way of presenting a Vendors Statement. This is why it is best to use a local conveyancer or solicitor. Also ask for a soft copy, as buyers may request this. It is best to organise the contract of sale as soon as possible so that when you do get an interested buyer you can get them to sign the contract the same day.

(Q) Agents say they have a database of buyers and they can sell my property very quickly. Is that true?

(A) This is the biggest misconception that agents want you to believe! Just think about it – if you were looking to buy a property, would you wait for agent to notify you about a property or would you be actively looking online for properties for sale? Buyers don’t just sit in an agent’s “database” and wait until an agent calls them about a property. They are out there actively looking themselves! When you purchase our Classic package, we will advertise your property on Owner and No Agent Property, which are 2 of Australia's largest and longest-running agent-free websites. A Premium package gets you access to No Agent Property's subscription to various Australian portals such as realestate.com.au, domain.com.au and homely.com.au for one low price, and your property will remain live until it is sold. What’s more – at Owner.com.au we have a buyer alert feature where we encourage buyers to register their personal details and property criteria that they are looking for. When a suitable property comes on the market, those buyers do get notified via email. As a seller, you will also be notified if there are suitable buyers for your property. As an Owner customer, you will have access to the Owner AND No Agent Property database, which currently has thousands of buyers registered and looking for properties across Australia, so we actually have a database too!

(Q) Is it legal to sell your own property?

(A) Yes it is totally legal to sell your property privately. There is no law that prohibits the owner to sell their own property privately without an agent!

(A) This greatly depends on many factors such as demand for a location, price that you asking for your property and certainly your exposure. Agents generally like to have your listing for at least 3 months. The main reason is because they too do not know exactly know how long it will take to sell. If you are in a position that you HAVE to sell now, then we suggest conducting the STRONGEST campaign that you can to gain the MAXIMUM EXPOSURE you can in the shortest time possible. We highly recommend the Premium package in this case. If however you are not pressured to sell immediately, then the selling time can often be in your control. The important thing to remember is that whether you are rushed or not to sell your property, it is about getting the best exposure and value for money that you can. This is why we have several packages for you to consider.

(Q) How is it possible to sell or lease a property at such low prices?

(A) Owner has been a sustainable business for over 20 years and, in fact, was the first private selling website. Our package prices are based on high volume and low profit, providing the opportunity for our customers to sell privately at a very economical cost. When selecting a private seller company, it is important to check the longevity and sustainability of that company. Over the years we have seen many businesses start; take money and then fold. (Q) I don’t have good photos to post with my listing. Can you help?

(A) Having good photos representing your property is very important! We highly recommend you spend a little bit more money to get professional photos done because this will most definitely help attract more buyers. Photos are almost always the first thing that buyers will look at.

(Q) I get calls from agents claiming that they have a buyer that they want to introduce. What should I do?

(A) Agents generally promise that in order to get your listing. Be wary of that! Always keep in mind that a serious buyer will see your property online and will contact you if your property is suitable. A buyer will not wait for an agent to introduce them to the property. You just need to ensure that you maximise your exposure to the market by listing your property on all major property portals such as Realestate.com.au, Domain.com.au and NoAgentProperty.com.au

(Q) Everyone I know is using Realestate.com.au to find a property, why would I want to list my property on Domain.com.au and other portals?

(A) One of the biggest mistakes you can make as a seller is to assume that all buyers use one particular portal, be it the biggest property portal in Australia, such as Realestate.com.au. There are, and there will always be hard-core users of various other portals. Remember, humans are creatures of habit! Just like you and your friends only use Realestate.com.au to find properties, there are people who only use Domain.com.au or AllHomes.com.au or any other portal for that matter. If you only advertise on Realestate.com.au – you will miss out on those buyers. That is also a fact! Also, we find that certain sites are more popular in certain locations or amongst certain user groups, such as Domain.com.au's growing dominance in the emerging mobile market. That’s why we always suggest to maximise your exposure by advertising on as many major property portals across Australia!
