As a property owner you should take some precautions to ensure that the lawn is easy to manage. Put paving in high traffic areas. Consider putting in a pop up sprinkler system, which is expensive but will be much more likely to be used by the tenant. During a summer maintenance check, only lightly fertilise the lawn to ensure that growth is not too rampant. Consider also, particularly for high paying but busy tenants, to have a lawn mowing service come at minimum intervals. Advertise this as a bonus service for the rental. On acreage properties you can stipulate that the tenant must have a ride on mower, but remember this reduces your renter market and is no guarantee that the ride on will be used.
